A project that started in concept during the pandemic, this deconverted 2-flat was completed in the Spring 2023. Originally built in 1908 the house had only been renovated once before in its nearly 120 year history. The former 1st floor apartment was revamped as dining-kitchen-living spaces while the 2nd and 3rd floor were completely reworked into primary suite and additional bedrooms. Using radiant floor heating throughout and electric cooling, the owners were able to maximize energy-efficiency inside while giving the exterior an inviting yet modern feel with wood and stucco finishes.
While there is a dwindling number of 2 and 3-flat opportunities on Chicago’s north side, we believe this property was an example of a home that had outlived its useful life. Giving it a refresh that provided for entertainment and gathering of both family and friends enabled the owners to achieve their intention of building a space that was entirely new, without the impact of removing an existing home entirely.
